All viewings are accompanied by a member of staff and at a time suitable for you.
Reserving a Property
A non-refundable deposit of 10 days worth of rent (minimum charge of £250) whichever is greater will need to be paid in order to remove the property from the market. This amount covers the administration and referencing done prior to moving in and is for two adults. Any additional adult will incur a charge of £70 each to cover referencing costs and administration.
References
We will require full satisfactory references from all applicants over the age of 18. We will require references from your employer, previous landlord and run a credit check. If a guarantor is required then an additional administration charge of £70 will be added to your final invoice. Your guarantor will need to be in full time employment and have a full clean credit history. If you are receiving benefits from the council then a guarantor will be required to secure a property.
Rent
All rent is paid per calendar month and is paid in advance prior to move in. As a tenant you will be responsible for the gas, electricity, water and council tax. You are also required to take out contents insurance – Please speak with a member of staff for assistance.
Deposits
From the 6th April 2007 all deposits taken by landlord or agents under the assured shorthold tenancies (ASTs) in England and in Wales must be protected by a tenancy deposit scheme. Landlords and agents must not take a deposit unless under such a scheme. Landlords and lettings agents are able to choose from three types of schemes, a single custodial scheme and two other insurance-based schemes.
